Quick answer
Denver TI photography documents tenant improvement projects before, during, and after construction, then captures finished spaces for marketing. Rocky Mountain Photography works with interior contractors, landlords, brokers, and designers on office, retail, medical, and restaurant buildouts, scheduling around occupied buildings and delivering organized images for closeout, leasing, and portfolios. Denver TI photography serves several audiences at once. Contractors need proof of conditions and a portfolio of finished work. Landlords and brokers need images that help lease the next suite. Tenants want to celebrate a new space, and designers want their vision captured accurately. One well-planned photo program can serve all of them.
Rocky Mountain Photography was founded in Denver in 2016 by brothers Jeff and Nick Perry. Tenant improvement projects happen inside working buildings, often on tight timelines, so we plan visits around building rules, quiet hours, and neighboring tenants while still capturing every phase that matters to you and your partners.
A complete TI photo record usually covers three stages:
Before-and-after pairs are especially persuasive. Shooting the empty shell and the finished suite from matching positions shows the transformation clearly, which helps contractors win similar work and helps brokers show prospective tenants what a space can become. We note positions on a floor plan during the first visit so we can return to them precisely, even months later when the room looks completely different.

TI work rarely happens in an empty building. Lobbies are busy, elevators are shared, and neighbors expect quiet. We coordinate with property management for access, use freight elevators when required, and schedule documentation visits early in the morning or after hours when the building is calm.
Inside the suite, we work alongside trades without slowing them down. Progress visits are efficient and focused on your checklist, while final marketing sessions are scheduled after punch list items are complete, furniture is installed, and the space is clean. If a tenant has already moved in, we work with them to choose a time when desks are tidy and screens are off, and we avoid photographing confidential materials or employees without permission.

The final shoot is where a TI project becomes marketing. We photograph open offices, conference rooms, break areas, reception desks, and the details that make a buildout special, such as custom millwork, feature walls, lighting, and branded elements. Wide shots show flow and layout, while tighter frames highlight craftsmanship.
Light makes or breaks interior images. We balance window light with interior fixtures and add supplemental lighting so spaces feel bright and accurate without looking artificial. Verticals are kept straight and colors stay true to finish selections, so designers see their materials accurately represented. Contractors handling larger ground-up work can explore our construction photography page, and companies showcasing a finished office for recruiting can see our workplace photography page.

Tenant improvement projects involve many partners, and most of them want images. A shared photography agreement lets the contractor, architect, designer, landlord, and furniture dealer all use the same high-quality set for their own marketing. We set up licensing that clearly defines each party's use, which keeps everyone covered and splits the effort efficiently. It also avoids multiple photographers crowding a newly finished suite.
Landlords and brokers often use finished TI images to market other suites in the same building, showing what is possible with a quality buildout. Our commercial real estate photography services cover the building exterior, amenities, and aerials to round out a leasing package. For recurring documentation across multiple projects, our construction site photography service offers scheduled programs.

"I thought my previous head shot was pretty good until I saw what Jeff did! Jeff and I talked about what I wanted my photo to "say" prior to the shoot and he was able to capture it perfectly. Because of his great sense of humor and relatable personality, I went from anxious and uncomfortable to having a blast in a matter of minutes during the photo session. I have and will continue to recommend Jeff and Rocky Mountain Photography."

Where the typical experience tends to have you waiting for the end, they have made a fun and comfortable environment to allow free expression to get that perfect shot. Your toughest choice is picking between several PERFECT shots, rather than trying to determine the least terrible.

TI stands for tenant improvement, meaning the interior construction and finish work done to prepare a commercial space for a specific tenant. It can range from paint and carpet to a complete buildout with new walls, systems, and custom finishes.
Existing conditions photos document the space before work begins, including finishes, ceilings, and systems. They help with scope questions, landlord turnover requirements, and any disputes about pre-existing damage. They also become the before half of compelling before-and-after marketing images.
Yes. We regularly schedule early morning, evening, or weekend visits for occupied buildings. Coordinate with property management for access, and we will plan the visit around building rules and quiet hours. Freight elevator and loading dock times can be reserved ahead.
Final marketing photos look best once punch list items are done, furniture and decor are installed, and the space is clean. If the tenant has moved in, we schedule a time that minimizes disruption and keeps sensitive information out of frame.
Yes. Shared licensing is common for TI projects. We define how each party can use the images in the quote, so everyone receives the same polished set without paying for separate shoots or crowding the space on different days.
Send the building address, suite, project timeline, and the phases you want documented through our booking page. We confirm access requirements with you and send a written quote covering visits, deliverables, and usage, so your schedule is set before demolition starts.
